Pettycur Bay Holiday Park Terms and Conditions:
Hire Caravans
Important information
- Remember to bring your bed linen including pillow cases.
- Remember to bring your own towels etc.
- Entry to your Holiday Home is after 3.00 pm. On day of departure you must vacate prior to 10.00 am.
- Please bring a valid credit card.
Booking Conditions
To ensure a happy and trouble free holiday for our guests, all tenancies for caravans are subject to the following conditions:
- Rates: Prices include V.A.T. and would be subject to surcharge if the V.A.T. rate was increased before occupancy. The total cost includes electricity and gas as required for heating, lighting, cooking etc.
- The party shall be exactly as stated on the booking form. Unless permission has been given by the management, the accommodation shall be used only by the persons listed.
- In the event of cancellation by the hirer we regret that we are unable to refund any payments. We would recommend that holiday insurance is arranged by the hirer to cover this.
- Our reception is open 8am to 5pm daily. In the event of a pre-advised late arrival the keys will be left behind the bar for collection.
- Caravans may be occupied from 3.00 pm and must be vacated at 10 am on the day of departure. The occupier agrees to deliver full and entire possession of the furniture and effects in as good a state and condition as they were in at the beginning of the occupancy, making good or paying for all such articles of furniture, fixtures and effects as shall be broken, damaged or destroyed during his or her occupancy. Excessive cleaning outwith our normal service will be charged at cost. A credit card must be produced by the hirer to be pre-authorised on arrival, refundable subject to inspection of the caravan prior to the hirers departure. All incidentals and security deposits will be deducted from given credit card details.
- The occupier undertakes to keep the premises and furniture, fixtures’ utensils, etc., in clean and tidy condition and so to leave them at the expiration of the tenancy. The occupier undertakes not to tamper with any Calor Gas, electrical, water or drainage installation but to report any fault immediately to the Management.
- We regret that we can not undertake to convey telephone messages to holiday-makers except in cases of emergency.
- All Site Rules must be adhered to in particular no firearms, air guns, catapults or ball games are permitted and any nuisance caused to other visitors will be dealt with immediately.
- The occupier undertakes to report sickness immediately to the Management and not to cause the premises to be occupied by anyone who is suffering or has recently suffered from any infectious or contagious disease or has come from a home where there is or has recently been such infection.
- The hirer has no right to sublet the caravan or assign his rights.
- In the event of any breach of any of the foregoing Conditions and Regulations by the occupier the Management shall then have the right to enter upon the premises and retake possession immediately without compensation to the occupier.
- Whilst every effort is made that all stated amenities including accommodation, are provided the Company will not be liable for any loss of the aforementioned amenities due to circumstances beyond the companies control.
- The Management reserves the right to refuse to accept booking’s without stating their reasons.
- Free car parking is available close to the caravan.
- Most caravans have unrestricted views however some caravans do have a restricted view and we cannot guarantee that your caravan will have an unrestricted view.
- Whilst we can guarantee a specific type of caravan when booking, unfortunately we cannot guarantee a specific caravan site number.
- Whilst your payment entitles you to the hire of one of our Holiday Homes, access to and use of the leisure facilities on the park are not included. These are individually chargeable e.g. Swimming pool, Fitness suite, Play area, Amusement Arcade, Lounge bar, Restaurant, Laundry, Shop, Phones etc.
- Pets: WE REGRET THAT IN THE INTEREST OF HEALTH AND HYGIENE PETS CANNOT BE ACCOMMODATED IN OUR HOLIDAY HIRE.
- Smoking, including the use of vapes, is not permitted either inside or around the caravans or any of the buildings.
Motor Homes, Tourers and Tents
We would appreciate your co-operation in enforcing the park rules, most of which are in place to ensure the comfort and good neighbourliness of Park users, others are dictated by our Park Licence, Insurance or legal considerations. Please remember that while you are on the site you will have agreed to abide to follow the following simple rules. Please note that additions, deletions and changes are made to this sheet without prior notice. A copy of the new rules can be obtained from the office - and any changes may be seen from the rules and regulations notices posted at various points. Please note that it is the responsibility of each Holiday Home owner to inform any of their visitors of the following rules.
Please note that even though you may not have read this document you are still bound by the following. These rules include all customers and visitors using the Park, property, facilitates and accommodation within its remit.
- Use of the Park. The proprietors and their agents reserve the right to refuse admission to the Park and occupants may be requested to leave the Park without any reason being given.
- Liability. The proprietors will not accept liability for the person or property of anyone using the Park.
- Relatives or Friends are allowed to use Owner's Holiday Homes but they must be advised to register at the Park Reception on arrival and should be made aware of these Park Rules.
- Open Fires are not permitted on any area of the Park. Barbecues may be used but are subject to stringent fire safety being observed and great care must be exercised to prevent annoyance to other Park users from smoke etc. If in doubt please ask at Reception for advice and permission.
- Motor Vehicles using the Park must observe the speed limit of 5 mph. Whilst most caravans have parking space for a vehicle, no parking spaces are guaranteed. All Visitors to Holiday Homes should park the vehicles in the car park adjacent to the Amusement Arcade. Motor cycles particularly are requested to keep journeys through the Park to a minimum. Unlicensed drivers are not to drive any motor vehicle on the Park. Cycling on the Park is prohibited. Please note a 1 mph speed over all anti-speeding ramps. All other normal highway rules apply.
- Pets are allowed on the Park but not in tents. Pets must be kept under control always and in the case of dogs, on a lead at all times on the Park. All fouling within the park should be cleaned in an appropriate manner. Anyone persistently abusing this will be asked to take their pet off the Park.
- Bankings should be treated with respect as they are mainly sandy and easily dislodged. Considerable effort has been made to encourage growth of vegetation and children especially, should be restrained from climbing and sliding on them. Steps have been set into the banks in various places and should be used to transverse levels.
- Sub-Letting is not permitted either in the privately owned Holiday Homes, Hire Caravans or in the touring area.
- Laundry facilities are provided at the Reception. Clothes are not to be washed in the toilet blocks or at stand-pipes. Washing lines strung from Caravans, trees, or fences are not permitted nor are rotary clothes dryers. Drying racks are available for hire or purchase from the Shop or Reception.
- Dish Washing in toilet blocks or laundry is not permitted, however, there is a special dish washing area at the toilet.
- Chemical toilets & Waste Water must be emptied in the Elsan Disposal Points at the toilet facility only.
- Games must be confined to the play area. Ball games are not permitted in areas adjacent to Caravans. Air pistols, rifles & catapults are not permitted in any area of the Site. Cycling and other wheeled vehicles are not permitted on the park due to the topography of the Park.
- Encroachments. No building work outside the caravan must be undertaken. The building encroachments to caravans must be by prior arrangement with Park owner. Full detailed specification must be submitted and rigidly adhered to if permission is to be granted. The laying of flagstones or other pathways must also be authorised. Please note that all un-authorised work will have to be removed and any cost encoured will be passed on.
- Rubbish Disposal. Dustbins and litter bins are provided in various areas around the Park. Care should be taken to replace dustbin lids etc. Larger items should not be deposited in open cardboard boxes. For the disposal of larger items, please refer to Park Reception for advice. Please note that pick up days are normally Monday and Thursday.
- Repairs to Caravans/Vehicles. Owners are at liberty to carry out repairs to their caravans but are advised to refer to Park Reception for advice. Car repairs, other than those of an emergency nature are not to be carried out in the caravan / tourer / tent pitches or car parks. Repairs of both caravans & cars etc. can be carried out by Park staff on a repayment basis. Requests for such are to be directed through the Park Reception. Any vehicle causing obstruction may be removed with all charges being passed to the vehicle owner. Accounts for such work will be sent from the Park Reception.
- Audio Instruments should not be used to the annoyance of other Park users. They should not be audible to other Park users between 10.00 p.m. & 8.00 a.m.
- Accounts are due three weeks from date of work being carried out. Surcharges will be added in line with current bank rates.
- Antennas & Satellite Dishes, are not permitted externally. Anyone in a bad reception area of the Park should ask at the Reception for advice. Indoor T.V. Aerials should be more than adequate (Powered amplifiers can greatly improve a signal). But external aerials can be fitted under the Holiday Home where there is normally a cable left by the caravan manufacturer. Should an external aerial be required then permission must be sought.
- Parking at Shop and Bar. In the interests of pedestrian safety there is no parking or stopping whatsoever. Please, when driving through these areas take care as this can be a particularly busy pedestrian area. Parking spaces are provided close to these areas for you convenience. Throughout the park you must be aware of children at all times
Additional Points To Remember.
- All pitches are to be vacated by 12.00 noon on the day of departure.
- All pitches to be pre-paid by 12.00 if you intend an extra period.
- Please supervise your children when they use any facilities at the toilet complex. All waste water etc. to be emptied at the Elsan point.
- Please assist us to keep the toilet environment pleasant by reporting all defects to the Main Reception.
- All additional vehicles may be parked at the parking facilities at the main entrance as only one vehicle per pitch is a available.
- Spacing between adjacent pitches and caravans should be kept to a maximum. All tickets are to be displayed at all times.
- Cycles are not permitted outwith the touring area. Use gates and roads provided to entry and exit the park.
- WASHING LINES OF ANY DESCRIPTION ARE NOT PERMITTED. Please use the Laundry facilities provided or special caravan side hanging rack can be used (Aslo available for sale or hire at Reception). No washing is to be hung on Fences, Trees etc.
- Please observe the one way system and the 2 mph speed limit throughout the park.
- Access to the beach is by the pathway provided. All awning must be uplifted for a minimum of three hours per day.
- Note awnings tents tourers etc. are not to be erected in close proximity of any other as this may cause a fire risk. (i.e. 1 Pitch = 1 Caravan plus 1 Car (& awning)). Caravans are not to be parked together.
Pettycur Bay Park Rules

Your co-operation in adhering to the undernoted is requested. These rules are dictated by our Park Operators Licence, Insurance and Legal considerations and will ensure the safety and comfort of Park users.
Customers and visitors using the Park, its facilities and accommodation, are bound by the said Rules.
The following terms supersede all previous documentation. Any breach in the following may result in termination of park agreement, resulting in notice to vacate the park.
- Liability: The proprietors will not accept liability for the person or property of anyone using the Park. The proprietors will not accept responsibility for any person or property during adverse weather conditions (snow, ice, etc.) Whilst every effort will be made to give adequate supervision on the park, especially when the caravans are unoccupied or under Winter Storage, the Park Owner will not be liable for theft or damage unless it is caused by Pettycur Bay/Kinghorn Harbour/Leven Beach.
- Licence Conditions/Residency: It is a condition of the Park Operators Licence that under no circumstances can the pitch number of a Holiday Caravan on Pettycur Bay/Kinghorn Harbour or Leven Beach be used as a customer’s permanent address, nor can monetary claim be made from it e.g. D.S.S., Housing Benefit, Council Tax, or applications for rented Local Authority accommodation etc
- Postage and Mail: Private Mail may be received at the Park using the caravan pitch and Pettycur Bay/Kinghorn Harbour and Leven Beach address, and is available for pick up during office hours, however all mail marked from government agencies, local authorities etc. will be returned to the originator. Any mail of this type is required to be sent to your permanent address as listed in your Park Agreement.
- Relatives or Friends are allowed to use Owners Holiday Homes, but they are required to register at the Park Reception on arrival and must be made aware of these Park Rules. All third parties using the caravan during the closed / Winter Season are required to park their vehicles in the lower car parks, no vehicular access is permitted other than the owner listed in the Park Agreement. The Park owner shall be held liable for the actions of all third parties using the park in relation to their caravan and shall ensure they adhere to all park protocols and rules.
- Sub Letting is not permitted either in the privately owned Holiday Homes, Hire Caravans or in the Touring Area. The caravan is not for hire or reward, and it is understood that the caravan is to be used solely as a Holiday Home.
- Ownership Transfer: Caravan Owners with management’s permission to embark on a transfer of ownership, are required to complete the transaction in the presence of Park Management at the Office. Liabilities by Caravan Owner and Third Party are to be agreed by all parties. The third party shall be made aware of all warranties, terms, commissions, charges and fees, due to the Park along with signing of park documentation. Park Agreement etc.
- Remove Caravan: In the event of the Caravan Owner removing their caravan from the park at any time, the Caravan Owner will be responsible for the expenses of removing the same, and will require taking out suitable insurance against damage thereby, and these must be paid prior to work being carried out. All Accounts are required to be settled prior to the agreed leaving date.
- Security: Caravan Owners are responsible for all security matters relating to the caravan. We suggest that when the caravan is unused that all valuables are removed, or at least put out of sight. We also suggest leaving the curtains open showing no valuables in view.
- Accounts are due three weeks from date of Invoice/Letter. Any accounts in default must be settled in full by the end of the summer season. Surcharges and/or Interest will be added at 3% per month. In the event of accounts still not settled by the end of the Winter Season the caravan will be offered for sale to independent dealers with the outstanding accounts deducted from the proceeds of the sale. Any balance left over will be made payable to the customer, or any shortfall will be due with immediate effect.
- Caravan Insurance: Your caravan is required to be adequately insured on a new for old basis only, we would advise that the contents are also insured. Please contact our office if you would like a new for old quotation.
Pettycur Bay Holiday Park Limited is an appointed representative of Arthur J. Gallagher Insurance Brokers Limited which is authorised and regulated by the Financial Conduct Authority. Registered Office: Spectrum Building, 55 Blysthwood Street, Glasgow, G2 7AT. Registered in Scotland. Company Number: SC108909. - Services: Park Electric, Gas and Water Pipes/Cables/Equipment/Boxes must not be tampered with in any circumstances. This is extremely dangerous and could have serious consequences. Any offender would have to leave the Park immediately.
- Bulk Gas and Gas Cylinders: Fire and safety regulations stipulate only two cylinders per caravan, these should be placed upright on hard standing. No flammable items or materials should be stored underneath a caravan, no gas bottles permitted inside a caravan, and no heaters inside a caravan that require a gas bottle within. All vents in caravan must not be blocked.
Transportation of gas cylinders and other hazardous materials on the park is only permitted on production to reception of a valid insurance certificate confirming that their insurance covers the transportation of hazardous materials and includes third party liability. Only one cylinder at any time is permitted in a vehicle on the Park and must be secured upright with the boot closed.
There must be no smoking or naked lights in the gas compound vicinity. All gas appliances must be serviced regularly, for those on Gas bottles and Bulk gas, Fire and Safety Regulations stipulate that the caravan Owner is legally bound to have a Safety Check carried out every year, their gas appliances tested and hold a valid certificate This must be done by a Gas Safe registered engineer. This service can be arranged through Reception. - Repairs to Caravans: Repairs can be carried out by Park Staff on a repayment basis, requests for estimates for such can be obtained through contacting reception. Owners are at liberty to have repairs carried out by private contractors who must firstly report to main reception to provide copies of liability insurance, method statements and risk assessment information, prior to work being carried out.
- Verandas must be well maintained at all times, and coated only with Dulux Shirehorse, Opaque paint (available from hardware shops and the Park shop). No modifications of any sort are to be made, and any infringements will be removed and the costs passed on. Mesh must be plastic coated and extended the full length and height of the veranda, authorisation for this must be obtained from Pettycur Bay/Kinghorn Harbour/Leven Beach. Only 2 flower pots, a table and 4 chairs are permitted on the Veranda.
- Encroachments: No building work whatsoever outside the caravan is permitted, including fixed rotary clothes dryers. Any unauthorised work will be dismantled and a charge made for reinstatement.
- T.V. Aerials and Satellite Dishes are not permitted externally. In the event of bad reception, please ask at the Office for advice as Aerials and Satellite dishes may be permitted by special permission whereby, they must be mounted within the footprint on the veranda and mounted no higher than the veranda railing.
- Motor Vehicles using the Park must observe the speed limit of 5 mph whilst most caravans have parking space for one vehicle, no parking spaces are guaranteed. Any additional vehicles should be parked in the Car Parks. Cyclists are particularly requested to keep journeys through the Park to a minimum. Unlicensed and learner drivers must not drive on the Park. There is a 2 mph limit over all anti-speeding ramps and all normal highway rules apply. Parking or stopping must be in the Parking spaces provided. Extra care must be taken in busy Pedestrian Areas. Please be aware of children at all times throughout the Park.
- Car Repairs other than those of an emergency are not to be carried out in caravan/tourer/tent pitches or Car Parks. Any vehicle causing an obstruction may be removed with all such charges due by Vehicle Owner.
- Park Access: Access to the Park during the main season March to October is restricted only by weather and park conditions. During November-March, access to the park is restricted to a mere check during daylight hours and reporting to the office prior to and after your visit to the caravan. Owners who have opted to stay during the winter are able to use their caravan, however vehicular access to the park is restricted in the form of a road barrier, there must only be one car per pitch. Please see Winter Stay Conditions sheet for additional requirements and conditions, available at the beginning of each winter period.
- Parking or Stopping must be in the parking spaces provided. Extra care must be taken in busy Pedestrian areas. Please be aware of children at all times throughout the Park.
- Water Drain Down: It is the duty and responsibility of every Owner to ensure that the water is drained down and turned off at the tap under the caravan when closing up the caravan at the end of the Season. If required our Plumbing service is available for this at a nominal charge. However, if the Owner intends to do this themselves, a member of our Staff will be available to show the Owner the correct procedure for doing so, free of charge. Owners using their caravans throughout the winter period should drain down and turn off the Water tap if they intend to leave the caravan unattended. Please contact the office for free instructions at this very vulnerable time.
- Pets are allowed on the Park, but not in tents. We have designated a few hire caravans which have been specially adapted for pets. Pets must be kept under control always and in the case of dogs, on a lead at all times on the Park. All fouling within the park should be cleaned in an appropriate manner. Anyone persistently abusing this will be asked to take their pet off the Park.

- Standard House Rubbish must be deposited inside the bins in the Bin Bays for your area, and the lids firmly replaced. For disposal of your larger household items such as fridges, freezers, you must take these to the nearest Council recycling centre.
- Laundry facilities are provided in the main Complex building. Washing lines or rotary clothes dryers are not permitted.
- Audio Instruments: Not to be used to the annoyance of other Park users. They should not be audible to other Park users between 23:00 and 08:00.
- Adverse Weather: In the event of adverse weather, do not use your caravan, nor bring your vehicle onto the Park, and in the case of Snow or Ice the Park is not to be used under any circumstances. Should a caravan owner and their dependants decide to use the Park against our advice during adverse weather conditions, then it is at their own risk and liability.
- Weather: Snow and Ice. All caravan owners and dependants/visitors are responsible for clearing all snow and ice to and from their caravans.
- Park Closure by local, national government agencies or emergency services. All caravan owners and dependants/visitors are responsible for vacating the park and all costs therein. Additional insurance cover is advised and should include cover for any significant closed period for park fees loss.
- Dish Washing is permitted only in the designated area at the Touring Area Toilet block.
- Chemical toilets & Waste Water must be emptied in the Elsan Disposal points at the Touring toilet block.
Leven Beach Park Rules

In the event of bad reception, please ask at the Office for advice as Aerials and Satellite dishes may be permitted by special permission whereby, they must be mounted within the footprint on the veranda and mounted no higher than the veranda railing.
- Motor Vehicles using the Park must observe the speed limit of 5 mph whilst most caravans have parking space for one vehicle, no parking spaces are guaranteed. Any additional vehicles should be parked in the Car Parks. Cyclists are particularly requested to keep journeys through the Park to a minimum. Unlicensed and learner drivers must not drive on the Park. There is a 2 mph limit over all anti-speeding ramps and all normal highway rules apply. Parking or stopping must be in the Parking spaces provided. Extra care must be taken in busy Pedestrian Areas. Please be aware of children at all times throughout the Park.
- Car Repairs other than those of an emergency are not to be carried out in caravan/tourer/tent pitches or Car Parks. Any vehicle causing an obstruction may be removed with all such charges due by Vehicle Owner.
- Park Access: Access to the Park during the main season March to October is restricted only by weather and park conditions. During November-March, access to the park is restricted to a mere check during daylight hours and reporting to the office prior to and after your visit to the caravan. Owners who have opted to stay during the winter are able to use their caravan, however vehicular access to the park is restricted in the form of a road barrier, there must only be one car per pitch. Please see Winter Stay Conditions sheet for additional requirements and conditions, available at the beginning of each winter period.
- Parking or Stopping must be in the parking spaces provided. Extra care must be taken in busy Pedestrian areas. Please be aware of children at all times throughout the Park.
- Water Drain Down: It is the duty and responsibility of every Owner to ensure that the water is drained down and turned off at the tap under the caravan when closing up the caravan at the end of the Season. If required our Plumbing service is available for this at a nominal charge. However, if the Owner intends to do this themselves, a member of our Staff will be available to show the Owner the correct procedure for doing so, free of charge. Owners using their caravans throughout the winter period should drain down and turn off the Water tap if they intend to leave the caravan unattended. Please contact the office for free instructions at this very vulnerable time.
- Pets are allowed on the Park, but not in tents. We have designated a few hire caravans which have been specially adapted for pets. Pets must be kept under control always and in the case of dogs, on a lead at all times on the Park. All fouling within the park should be cleaned in an appropriate manner. Anyone persistently abusing this will be asked to take their pet off the Park.
- Bankings should be treated with respect as they are mainly sandy and easily dislodged. Considerable effort has been made to encourage growth of vegetation and children especially, should be restrained from climbing and sliding on them. Steps have been set into the banks in various places and should be used to transverse levels
- Games must be confined to the play park area. Ball games are not permitted in areas adjacent to caravans. Air pistols, rifles and catapults are not permitted in any area of the Site.
- Standard House Rubbish must be deposited inside the bins in the Bin Bays for your area, and the lids firmly replaced. For disposal of your larger household items such as fridges, freezers, you must take these to the nearest Council recycling centre.
- Laundry facilities are provided in the main Complex building. Washing lines or rotary clothes dryers are not permitted.
- Audio Instruments: Not to be used to the annoyance of other Park users. They should not be audible to other Park users between 23:00 and 08:00.
- Adverse Weather: In the event of adverse weather, do not use your caravan, nor bring your vehicle onto the Park, and in the case of Snow or Ice the Park is not to be used under any circumstances. Should a caravan owner and their dependants decide to use the Park against our advice during adverse weather conditions, then it is at their own risk and liability.
- Weather: Snow and Ice. All caravan owners and dependants/visitors are responsible for clearing all snow and ice to and from their caravans.
- Park Closure by local, national government agencies or emergency services. All caravan owners and dependants/visitors are responsible for vacating the park and all costs therein. Additional insurance cover is advised and should include cover for any significant closed period for park fees loss.
- Dish Washing is permitted only in the designated area at the Touring Area Toilet block.
- Chemical toilets & Waste Water must be emptied in the Elsan Disposal points at the Touring toilet block.
Park Agreement Terms
This Park Agreement will commence from the date indicated at the top left hand corner of this agreement. In signing this agreement the owner hereby agrees to abide by the terms, conditions and Park rules. Either party may terminate this agreement subject to one month notice being given in writing to the other party. The tenant shall not be entitled to transfer the pitch to any other party. The tenant shall not be entitled to transfer this Park agreement to any other party
A copy of this agreement and the terms, conditions and Park rules can be obtained when signing this document. A copy of the up to date terms, conditions and Park rules are always on display at main reception. A copy of the terms, conditions and Park rules can be obtained during office hours. Pettycur Bay/ Leven Beach/Kinghorn Harbour Caravan Park reserve the right to amend, add and delete conditions subject to one month notification. Notification may be in the form of a letter or a copy of the new terms, conditions and Park rules being sent out and/ or a copy of the new terms, conditions and Park rules posted in the main reception
Declaration by the Owner
I hereby agree that during the period of tenancy and occupancy of my caravan at Leven Beach/Pettycur Bay/Kinghorn Harbour Holiday Park, me and/or my representatives and my family undertake to comply with the rules of the site. In particular, I undertake not to let my caravan for hire or reward, nor to offer it for sale while on the site without the permission of the Park Owner. I understand that my caravan is to be used as a holiday home only, and as such, under no circumstances whatsoever, can I give Pettycur Bay Holiday Park/Leven Beach/Kinghorn Harbour Caravan Park as my permanent address.
In the event of the tenant removing the caravan from the site at any time, he or she will be responsible for the expenses of removing the same, and will require to take out suitable insurance against damage thereby.
Children's Parties Terms
All children's parties MUST be supervised a minimum of two parents or guardians at all times.
H.S.E. Restrictions apply to all functions please check for current age, height restrictions etc… All patrons must adhere to these and company policies at all times.
An area for the Party, Snack and Soft Drink will be provided for up to one hour after the Soft Play or Swim Party. This may also be used by the Parents or Guardians for any additional party options selected. You can also arrange by prior appointment and approval permission to decorate your Party area. If you are supplying your own Birthday cake, a cake knife can be provided on request.
Entertainment system can be provided on request.
